Important information about property-related investments and content on the Developify platform.

1.1 Information available on the Developify website, application or Platform is provided for general information and to assist users in understanding available property-related investment opportunities. 1.2 Property-specific investments are governed by the relevant investment memorandum, subscription terms, SPV constitutional documents and other applicable investment documentation.

2.1 The availability of an investment opportunity on the Platform does not constitute endorsement or approval of that investment by the Financial Sector Conduct Authority (FSCA) or any other regulatory authority. 2.2 Where a regulated financial service is provided, the identity and regulatory status of the relevant authorised financial services provider will be disclosed as required by law.

3.1 Property-related investments involve risk. The value of an investment may increase or decrease and investors may lose some or all of the capital invested. 3.2 Developify does not guarantee investment returns, rental income, dividends or distributions, capital appreciation, liquidity, a particular exit date or repayment of invested capital.

4.1 Any forecast, expected yield, projected rental income, illustration, valuation or anticipated capital appreciation is based on information and assumptions available at the relevant time and is not guaranteed. 4.2 A property valuation or estimated net asset value does not necessarily represent the price at which a property or investment interest can ultimately be sold.

5.1 Developify takes reasonable steps to ensure information on the Platform is accurate and current. Certain information may, however, be obtained from property owners, valuers, property managers and other third parties. 5.2 Information may change and users should review the current property-specific investment documentation before making an investment decision.

6.1 Where an investment is structured through a special purpose vehicle (SPV), an investor acquires the relevant shares or investment interest in that SPV and does not acquire direct ownership of the underlying immovable property unless expressly stated otherwise in the investment documentation.

7.1 Property-related investments may be illiquid. Developify does not guarantee that an investor will be able to sell or transfer an investment immediately, that a willing buyer will be available or that an investment will realise its stated or estimated value.

8.1 Investors should review all relevant investment documentation and consider their financial circumstances, objectives, risk tolerance and ability to bear loss before investing. 8.2 Nothing on the general website should be read in isolation from the disclosures applicable to the particular investment opportunity.
